Siding comes in many different materials each with positive and negative attributes. Funding for the repairs and/or eventual replacement is necessary for most buildings due to constant exposure to the elements over time. 

Retention and detention ponds are often not a common area Boards or community members give much thought to until it begin to malfunction or the City/County gives notice that maintenance is required. A reserve study will include this common area in the long term funding plan if it is not being treated as an ongoing maintenance expense. 

Tennis courts require periodic resurfacing and longer term require full replacement for a safe and adequate playing surface for community members. 

Common Interest communities in Washington State are required to disclose various aspects of the budget and reserve study to the community. These legal requirements are difficult to accurately provide if the Board is not familiar with costs and concepts regarding the reserve study industry. 

Washington States has RCW requirements for which communities are required to obtain a reserve study and what must be included in a reserve study for a common interest community.
